Ethan also offers a unique $2,000 commission option for sellers who want to take a more active role in marketing their property.
This option is designed primarily for homeowners who may have considered selling For Sale By Owner, but still want the benefits and protection of working with a licensed real estate professional.
Through this program, sellers can participate in marketing their home—such as holding open houses or sharing the listing with friends, family, and personal networks. If the seller introduces a buyer who is not represented by a real estate agent, Ethan will represent both parties in the transaction and charge a flat $2,000 commission.
However, if Ethan brings the buyer, or if another real estate agent represents the buyer, the transaction proceeds under the standard commission agreed upon in the listing agreement, which is typically between 5% and 6% of the sales price.
This approach allows sellers to enjoy the advantages of full-service real estate representation while also having the opportunity to potentially save thousands of dollars in commission if they are able to locate their own buyer.
